The challenge we faced in this building was to turn an existing 25 year old building into a grade A best in class office. The client set a clear brief that the building must achieve a LEED platinum rating and an A3 BER rating. The client also set us the target of maximising the nett internal floor area whilst accommodating the plant and equipment needed to achieve the energy targets. The building also needed to have maximum flexibility in terms of its letting strategy and the building was designed so that it could cater for a single building, floor by floor or half floor by half floor tenancies. All this needed to happen over an existing basement car park for the entire Georges Quay campus.
The building was the first refurbished commercial office in Dublin to achieve LEED platinum. The building successfully achieved a A3 BER rating as per the client brief and we managed to hand back the entire 4th floor plant area to the client to increase their nett area in the building. The main plant areas were designed fully in Revit to validate the plant required would fit seamlessly in the existing plant areas. The rooms were surveyed and modelled by Metec as part of this process. The building is now fully let with a number of indigenous and international blue chip tenants.
